Serving homeowners in Sunset, Texas 76270, and nearby communities. Make plans for your Sunset property with Telion Construction. From a custom home to remodeling, an addition, an ADU or a garage conversion, start with how you want to use the space and what the site can support.
Consider the land and house as one project. Driveway access, private well or septic arrangements where applicable, privacy and views can shape the location and layout. Bring your property documents and priorities so the building area and utility questions can be considered early.
A remodel may connect rooms, improve circulation or update the systems behind the finishes. Explain which parts of the home work well and which need to change. Bedroom count and intended occupancy can also matter when reviewing septic capacity on a rural property.
Check easements, drainage and wastewater arrangements before fixing an addition’s location. Roof and foundation connections are part of the construction scope, as are entrances and circulation between the existing and new rooms. More land does not automatically mean every part is buildable.
Explain whether the space is for family, guests or independent occupancy and describe the facilities it needs. Access, privacy, parking and wastewater service belong in the early discussion. A Sunset postal address does not itself establish permission for another dwelling.
A garage conversion needs a plan for comfort and for the parking or storage it replaces. Review the slab, moisture protection, insulation, windows and building systems. If it will become an independent dwelling, confirm that intended use and the applicable approvals at the outset.
Sunset is an unincorporated Montague County community; there is no Sunset city permitting department to direct the project to. Verify the actual parcel and county, since a nearby property or mailing address is not a jurisdiction boundary. Check whether another municipality’s ETJ applies and review septic, subdivision, floodplain, road access and utility requirements with the responsible offices. Use Wise County resources only when they apply to the actual property.

Tell Us About Your Project. Call 817-975-0920 to discuss your property and priorities.
Planning information reviewed October 9, 2026. Confirm current requirements with the responsible authority for your property and scope before construction.
Do I need finished plans before contacting Telion?
No. Start with the address, photos, your main goals and a realistic budget range. Share plans if you already have them.
Can an addition connect to my current kitchen or living room?
That can be explored. Existing structure, roof connections, available lot area and building requirements influence what is practical.
Is a detached building automatically approved for living space?
No. A storage or accessory structure and a dwelling can have different requirements. Confirm the intended use and address-specific approvals before planning an ADU or conversion.
Send photos, your address, the rooms involved and a budget range. For additions or new construction, include a survey or plans if available. Tell us whether you intend to remain in the house during the work and which spaces must stay accessible. We can begin with your priorities even if the final layout is still undecided.
